Getting a foot on the property ladder can be difficult, but first-time buyers looking for new houses in Lancashire have a distinct advantage. House prices are lower than average here and developers are offering some great deals. The Red Rose county has a proud heritage, good transport links and some of the best coast and countryside in the north, including buzzing Blackpool, refined Lytham St Annes, the Pennines, Pendle Hill and the Queen's favourite - the Forest of Bowland.

In Darwen, Miller Homes has a one-bedroom apartment on its Woodland Park development for £49,950. The 'Chaucer' has an open-plan living space with a staircase rising to a loft-style pentagonal bedroom and bathroom. Woodland Park is a green oasis just a short walk from the town centre and is an ideal base to access the rest of the North West.

Further up the M65, Keepmoat Homes has a striking three-bedroom mews house at Pennine View, Burnley. It costs £89,962, through a First Step shared equity scheme. This price is for 85% of the property. The remaining 15% comes in the form of a loan from Keepmoat Homes, which is interest-free for five years and repayable within ten years.


The 'Murton' mews house is a well proportioned home with a kitchen/dining room leading to a lounge that boasts French doors to the rear garden. The first floor has two bedrooms and a bathroom, while the second has a master bedroom with en-suite. Keepmoat Homes is also offering an interior designer voucher worth up to £3,000 to help you create the master bedroom suite of your dreams.

Over in pretty Ashton-on-Ribble, near the university city of Preston, Hollinwood Homes is creating a new quarter. Ashton Bank will comprise 138 homes built around landscaped features next to ten acres of parkland. Contemporary one- and two-bedroom apartments and two-, three- and four-bedroom homes will be set among tree-lined avenues and pocket parks. First-time buyers and key workers can purchase selected properties from £59,950 through the Government's HomeBuy shared equity scheme and Hollinwood Homes operates a scheme to help you save a deposit.

Barratt Homes is also busy creating a new community at Buckshaw Village, Chorley, which is set in almost 400 acres. Just over one third of the land will be developed for housing, comprising everything from affordable first-time buyer properties to family homes. One third is designated for business use and the remainder will be open space.


The 'Amber', a two-bedroom townhouse costing £116,995, is a perfect first buy and Barratt has a host of incentives and offers available, including a Deposit Match scheme, where it will contribute up to five per cent of the purchase price, and a First Deposit scheme - offered in conjunction with Hitachi Capital - where you can take out an unsecured loan for up to 15% of the purchase price, which helps towards the deposit.

If you like to be beside the seaside, 123 Talbot Road in Blackpool has one-bedroom apartments available for £28,000 for a 35% share, on a part-buy/part-rent basis. This is based on a full market value of £80,000. Plumlife is offering 35%, 50% and 75% shares in all 38 of these one and two-bedroom affordable new homes in Lancashire. A below market-value rent is payable on the share you don't own. Each flat features light and spacious rooms, a contemporary kitchen and comes with parking.

Further along the Fylde coast in Fleetwood, well known for its Freeport shopping outlet and its proximity to the Lake District, Redrow Homes is creating Harbour Village. The prestigious properties overlooking a marina range from penthouses to family homes and are part of Redrow's New Heritage collection, which blends traditional craftsmanship with contemporary style. The 'Ashdon' two-bedroom apartment costs £116,995. Redrow has a range of offers and help available for first-time buyers including an Easibuy shared equity scheme on selected developments.
