The scheme will eventually comprise 110 new-build houses and some exclusive apartments that are proposed for the delightful Victorian mansion that dominates the site, Durrants House. Following some 13 years of negotiations before the scheme was given the green light, the first houses have been constructed at Merchant Taylors Place, the Barratt Homes development of new homes in Hertfordshire.
The official launch took place last Friday 6th May, with Barratt North London Managing Director Glyn Topping and head of Three Rivers District Council, Cllr Ann Shaw, cutting the ribbon in front of an invited audience of dignitaries and local residents.
"I think all those present on Friday were encouraged to see this project underway after many years of preparation," says Cllr Shaw. "It is a beautiful site and will offer an attractive, convenient place to live within the long established Croxley community."
Over the weekend, the Barratt Homes team dealt with more than 70 private appointments, building on the success of the scheme prior to the launch, when seven homes were sold off-plan.
"We have been inundated with enquiries from potential purchasers who are keen to secure one of the new homes at Merchant Taylors Place," says Chris Scarborough, Sales Director for Barratt North London. "Selling so many properties off-plan has meant that we were in an excellent position at the launch and have no doubt that this success will continue due to the quality of homes available in such a sought-after location."
The homes styles available, incorporating three to five bedrooms, are priced from £350,000 to £610,000. The site will also incorporate tennis courts, football pitches and plenty of open spaces for residents and the public to play on. A spacious lawn ensures that the new development does not encroach on the impressive Tudor-style red-brick manor house, which has acted as a private residence, wedding venue and clubhouse for the sports club previously located on the site.
Croxley is a leafy suburb just three miles west of Watford, with its own tube station on the Metropolitan Line, around an hour from Central London. The M25, M1 and M40 are within easy reach. Locally, there's a good range of shops and highly regarded schools (both state and independent), including some of the country's best schools in Watford and Northwood.
House hunters hoping to find a property at the site are welcome to arrange a viewing of the five-bedroom, four-bathroom 'Croxley' design show house. Arranged over three storeys, it has been professionally styled to demonstrate the flexibility of the room layout and some of the latest trends.
It's a house that will please the whole family: Mum and Dad will appreciate the fitted kitchen/breakfast room, generous living room and opulent colour scheme and fabrics of the master bedroom, plus the full bathroom it boasts as an en-suite; boys will be drawn to the TV room/den created in one of the top floor bedrooms, complete with big screen and Americana such as an old popcorn machine; and the little princess of the family will be captivated by the pink carriage bed that is the centrepiece of one of the other bedrooms.
