Derbyshire is a rich and varied county from top to toe. From the dappled, chilly charm of the Peak District to the market town beauty of its southern tip, it's a region that teems with the fresh produce of its high agricultural output, while its central location makes it a perfect place in which to find a property.

There's a wealth of new houses for sale in Derbyshire with affordable price tags. Redrow's new homes in Church Gresley, Swadlincote, Priory Fields, pay tribute to the designs of the nineteenth-century Arts and Crafts movement. Part exchange may also be available for some buyers. A choice of two-, three- and four-bedroom homes are available, with prices starting from £119,995 for a two-bedroom property, and £174,995 for a four-bedroom design.

Centrally located with excellent transport links to the M1 and the M42, Swadlincote is also within easy reach of beautiful countryside for potential buyers, with the National Forest virtually on your doorstep, as well as being within easy commuting distance of local town Burton and Derby.

Heading three miles south to the village of Overseal, convenient for road links to Derby, Nottingham and Birmingham, Rippon Homes is selling a range of three- and four-bedroom homes, with prices starting from £159,950 at Manor View.

Further up the road, the pretty market town of Melbourne, eight miles south of Derby, is one of south Derbyshire's most sought-after places to find a property. The town after which the more famous Australian city was named, Melbourne boasts one of the oldest Norman churches in the county, and a close-knit network of high-quality shops and restaurants. This is in addition easy access to a range of good schools, including local comprehensive Chellaston, and the fee-paying Repton School, which counts Roald Dahl and Jeremy Clarkson among its alumni. Davidsons' new homes at Millbrook, built to complement the local Georgian architectural style, are priced from £195,495 for 3-6 bedroom homes.

There are also opportunities available for first-time buyers looking to tap into the housing market with properties for sale in Derbyshire. Barratt East Midlands' Head Start scheme offers buyers the chance to buy a new home for 85% of the price, requiring a deposit of 5%, for a mortgage of 80%. Buyers pay back the remaining interest-free 15% equity loan from Barratt either after 10 years, or when the property is sold, whichever comes sooner.

The Head Start scheme is available to buyers across several Barratt Homes developments in Derbyshire, including Highgrove in Church Gresley, where prices start at £79,995, Hallam Fields in Ilkeston, near Derby, with prices starting at £152,995, and The Spires in Chesterfield, where prices start at £129,995.

Venturing north into the Peak District, local builder Wheeldon Homes is selling a series of three- and four-bedroom homes in the pretty village of Belper. Prices start at £169,950 at Coppice Brook. Still within short driving distance of Derby city centre and its surrounding industry, Belper strikes a good balance between location and the beauty of the neighbouring peaks, while its proximity to the excellent comprehensive, Ecclesbourne School, makes it a popular property hotspot with buyers.
